CAPITAL LENDING
One of the primary ways you can contribute to one of our projects is through capital lending on the specific property of your choice (based on availability).
This is the easiest and most efficient way to grow your capital with lending rates of 5-6%. These interest rates are determined based on the intrinsic amount of risk tied to a particular project and the prevailing 1 to 2 year short-term GIC and treasury rates.
Each loan will have terms varying between 12-24 months with interest payable annually. Your loan will always be directly secured against the value of the property by way of promissory note or loan agreement with covenants. Loans on a particular project will never exceed the fair market value of the property it is secured to.
WHOLESALING
Wholesaling is process in the real estate world that occurs when a prospective buyer (OREG) finds a deal that is just to good to pass up. These opportunities can be anything from condo’s and single family homes to vacant developable land. OREG would then wholesale (or assign) these projects to our insider clients for a fee.
TURN KEY OWNERSHIP
Turn Key ownership can be similar to wholesaling but often times involves OREG giving our insider clients first rights of refusal on a property we would be willing to sell. An example of a turnkey property would be selling a fully rented town home as a package, off-market to our clients. This ensures a better deal for the insider as they would avoid bidding wars and realtor sales commissions.
JOINT VENTURE
While not currently open to non-insider clients, the rapid growth of OREG will inevitably lead to larger, more complex projects requiring the addition of joint partners.
These joint ventures will be on a per project basis and would entail direct ownership or profit sharing with OREG in these future developments.
